Condensate pump under house. AC Shut Off Homeowner is aware unit is older. We have decided it will be best to slide a couple 14x24s in his return box. His condensate pump is currently not stuck on and he will monitor its operation when the weather gets hotter. Unit dos kick on and cool at this time.

Air Conditioning Maintenance PCSA 2023 AC Check Up Prepaid Pressures looked a little off but not enough to be concerned. Want to make sure AC check up is done before warranty expires in June of 2024 in case there is an issue. Everything else was clean and checked out well. System is operating normally at this time.

PCSA RENEWAL - AC Check Up. Though system is showing signs of wear and tear due to age it is cooling at this time. Filter is changed, drain is flushed and was slightly backed up do to it being not being at enough of am angle. Fixed and verified drainage. Discussed with customer that age is starting to show on parts of system and she is aware.

One Time AC Check Up. System checked out good at this time, filter is changed by customer routinely, and outdoor system is clean. Temp drop was low on arrival, due to the system being 1lb low on R410A. We signed up for a PCSA so we can monitor and verify we don’t lose anymore.

Inspection of furnace and AC, checked out home inspectors notes as well. Furnace is older but still running strong, rust spots in burner compartment are old, cause of the issue had been previously addressed, heat exchanger is good, components are in working order. There is a small section of flue pipe that needs to be replaced, we will schedule to get that repaired. Air conditioner is around 11 years old, components are all in working order, repaired small section of insulation that had deteriorated over the years. Refrigerant charge looks great, system is cooling

I am giving Terry this filter for discounted price, he is a pcsa holder at his personal house and would like to start a pcsa on this rental house in the fall. The breaker was tripped. Unit is working great. Cooling at this time. Terry would like a physical bill for tax purposes.

Complaint: No AC - Upon arrival compressor was not turning on but condenser fan motor was. Found common wire burnt and not connected to capacitor. Made new wire connection and cleaned outdoor coil. Made sure system is working properly. System is cooling at this time

AC Maintenance PCSA 2023 AC Check Up Renewal. System checks out good, hoses coil and scrubbed outdoor system clean, temp drop is good and filter is changed. System had a weak capacitor, we changed one back in 2020 so customer and I discussed reasons why this is caused. I let him know this could be a sign of the condenser fan motor and or compressor getting weak.

Both systems are cooling at this time, electrical components check out good, refrigerant charge is acceptable downstairs but the upstairs system needed 1lb of 22. We added some last year as well, customer and I discussed future options due to the continuing price increase or the refrigerant.

PCSA 2023 PREPAID AC CHECK UP. System is cooling very efficiently at this time, filter is changed, drain is clear, outdoor coil is clean. Customer mentioned that it was tough to keep the upstairs at the desired temperature. After investigating, I found this is a design problem with the house itself where the duct work has to travel through an added on “run” coming from the crawl space and then into the wall cavity which is dispersing littler air flow.
