The maintenance program is an excellent value. Phil is the technician I usually see, but over the years all of them have been professional, friendly and courteous. It’s never convenient to have your ac break down, but on those few occasions it has happened I received same day service and each time they were able to correct the problem in one visit.

Leak was found toward the bottom inside panel of the outdoor coil. Outdoor coil may need replaced or repaired when possible. 1/27/23 Replaced coil inside outdoor unit and recharged with R-410A. System is operating normally at this time.
Upstairs gas furnace is heating efficiently at this time. When thermostat would call for heat, it would run the air conditioner and heat at the same time. Verified it was a bad thermostat and replaced. Checked operation and It is no longer running both at the same time. System also had backed up drains, cleaned thoroughly. Customer says they are continuing to see water dripping out of light every now and then on first floor right underneath where furnace is sitting. Will continue to monitor. Main system is heating efficiently at this time but the inducer motor is showing signs of failure. Customer is aware and would like to monitor before a replacing. System in storage room is heating efficiently at this time. Filters are changed on all three systems by customer routinely.
PCSA 2022 Heating Check Up Renewal Blower motor bearings are a little worn but still operating normally. Everything else was clean and checked out well. System is operating normally at this time.
PCSA 2022 Heating Check Up Free w/ Install. Electric furnace and gas furnace are both heating great at this time, gas furnace hoses and drains are clear, flame sensor is clean and all filters are changed regularly by customer. CO detector has been tested.
Looked over system and made suggestions for future replacement of system
Collector box behind inducer motor is going to need replaced due to fittings dry rotting, hoses are also going to need replaced. 1/25/23 Steve has exhausted all options, everyone says the same thing, that the part is obsolete and there are none available in the USA. Spoke with Christy and let her know
Replaced compressor, TXV and start components, recharged unit, everything is running correctly
Take and install 20x20x5 filter.
Both sequencers failed causing the heat strips and blower to operate incorrectly. Blower capacitor was also extremely weak and needed replaced. Replaced both sequencers and blower capacitor. Tested system operation multiple times afterward and it seemed to operate correctly every time since then.
Seems fine at this time. Believe noise is duct related. Checked cap checked amperage, oiled end bell of motor. Motor cool to the touch.
All checks good right now.

PCSA 2022 Heating Check Up Renewal Everything was clean and checked out well. System is operating normally at this time.
Upon arrival, downstairs heat pump outdoor fan motor was bad, replaced fan motor and made sure it’s working properly. Completed heating maintenance for both systems, checked air temps in heat pump and electric heating mode, customer bought his own filters, checked blower and electric heat amps Checked compressor and outdoor fan amps, checked capacitors, checked defrost, made sure both systems are working properly Both systems are heating at this time
PCSA 2022 Heating Check Up Renewal. Gas furnace is heating efficiently at this time, filters changed, and I installed a CO detector because home did not have one, tested and verified operation of it. System is working normally at this time. Customer would like us to install a Google nest for her at one point, however she’s not ready for it just yet.
Complaint no heat Blower replaced unit heating. Board terminal extremely loose. Don’t know how long board will last. Unit heating at this time
PCSA 2022 Heating Check Up Free w/ Install Removed about a pound of refrigerant, od ambient 35, head pressure 475 Line temp was 175. Brought down head to 375 with a small charge line temp of 150. Delta T of 20
Complaint No Heat. Wire had come lose causing system to not run, reattached and verified operation of system.
System blower motor is starting to show signs of failure and needs replaced, customer agreed to have one ordered and we will schedule a time to come out and change it out. Thermostat is also going bad and 3° off of actual temperature inside room. Need to come back and replace thermostat as well due to complications and wiring. System is heating at this time. 1-19-23 Replaced thermostat and blower motor in main air handling system. Verified operation and everything is working normally at this time.

Heat pump is low on refrigerant and has a leak, will need to come back to do a leak search. Auxiliary heat is working so customer still has heat.
Heat Pump Install
Found that system was not running due to a bad hot surface igniter, replaced igniter and verified operation of system. Inducer motor also sounds like it is going bad, warned customer about it. He understands but does not want a replacement at this time, customer would also like an estimate on removing second gas furnace and reinstalling it because hot water heater needs replaced and it is in the way. Will get with Pete on a quote. We discussed that the system could benefit from a good maintenance, we discussed the PCSA and he said he would give us a call and let us know if he would be interested in having us come out twice a year, just not at this moment.
Complaint No Heat. System’s control board is melted and completely rusted over. It will need replaced before system will run. Transformer and blower motor were also under water and transformer will most likely need replaced. Blower motor is still wet and rusted within coil and will need replaced. Parts replaced, billing is on a separate invoice
