Fall 2021 pcsa, cleaned furnace, changed filter customer supplied, set gas pressure, confirmed fan speeds, checked co system is heating
Installed temp. Condenser motor, parts ordered. Replaced condenser motor & module.
NO AC On Main Level Of House, Pete gave price and were installing new equipment, waived diagnostic
No AC in Garage, Found bad drain pan working for now need to replace 9/10 returned and replaced pan under warranty ran unit until water was coming out of the drain outlet
Inspect a/c system, checked indoor and outdoor unit. Furnace sits in the bedroom, coil box is made from plywood. Inspected heat exchanger, found signs of overheating but could not find and cracks or holes. Found very dirty filter restricting airflow, removed filter for duration of assessment. Coil and condenser were changed several years ago, condenser is too close to the house, unable to access disconnect. Capacitor outside is weak, unit is also slightly overcharged, there is lots of uv dye present in system. Unit is cooling, 17 degree temp drop, house dropped 4 degrees while I was doing assessment. Filter needs to be changed every few months and suggest regular maintenance. Put filter back in, must be changed. 16x24x4 filter size
Replace flex runs under house Flex replaced with hard pipe. Quoted by Pete at $800 Send bill
Complaint outside unit making noise Replaced condenser fan capacitor and compressor capacitor. System is operating normally at this time.
Cause of the issue was system was 1 lb low on R-22. Temp drop is around 19 degrees. System is operating normally at this time. Would recommend possible system replacement next summer.
Customer not wanting maint done at this time but does want Duct under addition replaced Pete gave ballpark estimate of 6-700 need to have him possibly come look and give real quote on runs. Need to call James and schedule a time where we can come out
PCSA 2021 a/c check up 2 system renewal . UV light issue. Bushes too close to units. Units have short life left.
Upstairs AC Not Keeping Up Units pressures and temperatures are good 19 degree drop out of the vents Only fiberglass batts in the attic Temp came down a degree while I was there Filters are clean Drains very slow Customer wants other unit checked out We will schedule to come back out to check the main unit and also blow that drain with a drain gun 7/16 drain cleared on Goodman unit Trane unit (older) was running with a blown capacitor for the compressor and a weak cap for the fan motor. Replaced with a dual for cost effectiveness On the refrigerant circuit it seems like weâ€™re having some expansion valve issues. Coil runs at 30 degrees with 20 degrees of superheat and subcooling. Major loss in efficiency and possibility of coil freezing into a solid block of ice Will talk to the office and make sure the cooks see this. Being that they no longer make the refrigerant in this unit anymore it may make more sense to them to think about replacement in the future
Estimate to replace 5 ton AC with 5 ton heat pump

PCSA 2021 RENEWAL 2 SYSTEM AC MAINTENANCE Replaced thermostat on Goodman system. Everything else was clean and checked out well. Systems are operating normally. Goodman System has a temp drop of about 14 or 15 degrees. Customer will let us know if system struggles to keep up.

AC Pre-Paid Maintenance. 2- system hi end trane units. Customer does filters regularly. Units very clean.
Complaint no a/c in the golf cart shop Cause of the issue was the wiring harness shorted out and burned up terminals on compressor. Compressor and wiring harness will need replaced. (warranty) Recovered refrigerant, unsweat and removed compressor.
The Ruud system was 1 lb low on R-22. Contactors on both systems are looking a little worn and may need replaced during a future check up. Everything else was clean and checked out well. Both systems are operating normally at this time.
Checked over system found unit low on r22, added one pound of r22 system is cooling
Charge Motor Home AC Units
NO heat, found orifice clogged, cleaned out, replaced broken thermostat, need to come back to replace with gas furnace thermostat
No heat code 3 and code 6. Cleared code, vacuumed all drains, pressure tubes and gutters. Cleared codes, cycled furnace. Furnace is in an unconditioned room, drain could also be freezing up on cold nights. Adjusted drain line in a few spots so it had a good even pitch, ran furnace for 40 mins had great water flow to outside. Increased furnace intake air volume, everything working great at this time
Faults showing vent issues cleaned gutters and recommend running it low temp at night to prevent ice build up
