System had to be tested in heat mode due to high outdoor temperature. Fan motor bearings on outdoor coil are really beginning to wear out. May need replaced in the future. System is cooling at this time, pressures are good, outdoor coil was clean, scrubbed housing, cleaned out the inside as well. Filter is changed, drain was slowly clogging so I flushed it with cleaner. Verified drainage. Thermostat light does not work, thermostat itself is still working however customer is thinking about replacing, I quoted them our thermostats and they are going to let us know if they would like one.

Complaint: a/c unit not keeping up. System was 2 lbs low on R-22. Added Freon and system appears to be operating normally at this time. Customers will be adding on in the near future and may need a price on a new system when they are ready.

AC Maintenance PCSA 2023 AC Check Up Renewal. Both systems are running at this time, coils are clean and all electrical components check out good. The upstairs system is very aged, however, it is cooling well. Customer mentioned that they are having trouble with humidity/cooling an addition of their house. I I inspected the duct work and found that whoever ran the duct for this part of the branched it off of the supply trunk line to this area. Leaving slack and then branching one of the supply runs off of another supply run. This pushes very little air. The crawl space under the addition is also very wet. It is well insulated, but the insulation is starting to become damp. There is also no place to add a small return in the addition. I suggested pricing an encapsulation.

PCSA 2023 PREPAID AC CHECK UP Customer would like to replace condensate pump during next ac check up. Everything was clean and checked out well. System is operating normally at this time.

Cause of the issue was a burned up wire and capacitor. Replaced capacitor. Contactor is looking very worn out but still operational. System was 1 lb low on R-22. System operating normally at this time.

PCSA 2022 Heating Check Up Prepaid Customer was a little concerned with a smell she noticed upstairs and in the laundry room. Most likely cause is trace amounts of CO coming from the ventless fireplace. Didn’t smell or detect signs of a gas leak. Customer is going to check with fire masters and make sure there are no issues. Replaced WiFi thermostat with sensi. Everything else was clean and checked out well. System is operating normally at this time.

2022 fall pcsa tested electric heat, checked entire air handler, checked charge, tested defrost, unit is working great. Customer did say they got some bad smells, sounds like dirty sock syndrome. Talked to Kyle, we’re getting some Evap fresh to leave here, will return ASAP to treat coil, needs to be treated every check up 12/5/22 returned and treated coil, left jug and spray bottle in attic
