Unit needs new filter. Seemes to be working adequately. Refrigerant charge good. Drain wasn’t breathing into condensate pump properly in crawl space. Opened cap for ez trap and confirmed pump working and drain working. Watched unit satisfy from 79 to 78. Unit has been holding 78 all day. Outdoor ambient of 95 Delta T 20 subcool 10 superheat 10. Txv unit. Would recommend a service agreement for regular maintenance and cleaning.

Air Conditioning Repair De Soto AC Service Complaint water leaking out of indoor unit Upon arrival unit was running but saw no dripping water at this time. Filters were really dirty, replaced filters and flushed drain to see if drain leaks down furnace, found no water leaks, watched unit run for a while and found no more issues. Customer would like to wait for another time to finish maintenance System is cooling at this time

Unit is cooling per tenant. Complaint is high decibel whining coming from duct work. Found piece of tape catching air leakage from plenum. Was able to tighten screws down and get noise to stop. Tenant will monitor to let us know if noise comes back.
