Heating Maintenance PCSA 2023 Heating Check Up Prepaid Checked wire connections. Flushed drain line. Replaced filter. Cleaned dehumidifier filter. Cleaned flame sensor. Control board had 3 code #7s and 1 code #9. All were minor codes. Deleted codes and will monitor during future check ups. No CO detected inside in the house. Everything was clean and checked out well. System is operating normally at this time.

Cleaned flame sensors, checked capacitors, checked gas pressures, made sure systems are working properly Found no issues at this time. J.T: Cleaned and verified system heating operations on 8,9,12,13. Cleaned flame sensors, checked electrical components, verified no co readings in air stream and drains are clear. 13 had a clogged drain, cleared and verified drainage.Both package units are heating efficiently, cleaned out multiple mud dauber nests and cleaned flame sensors. Filters are clean, all gas pressures are good.

Complaint: No AC Upon arrival condenser fan motor was running but compressor was not, found compressor wire burnt off the terminal, made a new connection, tested unit multiple times and system seems to be working properly, checked refrigerant pressures and found no issues System is cooling at this time

2023 PREPAID AC CHECK UP. System had a bad condenser fan motor and a weak capacitor. Replaced both under warranty and verified operation of system, filter was recently changed by customer, outdoor coil has been hosed off, other electrical components check out good.

Air Conditioning Maintenance PCSA 2023 AC Check Up Prepaid Completed cooling maintenance, cleaned condenser coil, flushed drain, replaced filter with one that we brought in previously, checked air temps, checked compressor and condenser fan amps, checked capacitor, gap in the closet was only a gap in the tape, duct was not detached so I taped the gap to prevent air from attic getting in. Made sure system is working properly System is cooling at this time

Complaint: No AC - Won't keep up. System had an over heated compressor, most likely due to condition of condenser coil and ambient temperatures rising. Cleaned system thoroughly and compressor continued to have a hard time starting up. Added a hard start to help decrease power and it began to run fine. Amperage is good and other electrical components are in good condition. Informed customer that this isn’t a sign of compressor weakening and she needs to be prepared for it failing in the future. Until then she signed up for a PCSA so we can continue monitoring system. System is cooling at this time.

System check so good at this time, filter is Clean, and drain is flushed. Outdoor system did have a capacitor that has gone week, replaced under manufacturers warranty, customer just owed for the handling. System is cooling efficiently at this time. Customer signed up for PCSA so we can continue to monitor her system.

Water coming thru ceiling. Trying to seal door with tape for now to keep condensation from occurring. If that’s ruled out and problem still exists we will order new door and hardware

AC Check Up. System, though up in age, is running well at this time. Electrical components check out good, filters are clean are changed and outdoor coil needed hosed up so I rinsed thoroughly. The indoor coil is exposed and not in a plenum, therefore, it was very dirty. I cleaned thoroughly and we will need to do this every time we come simply because of the design. System was also low on R22 and had a weak indoor blower capacitor, customer signed up for a PCSA so we can monitor and prevent any further issues.

PCSA 2023 AC Check Up Renewal on dehumidifier checked operation, installed clean out, flushed drain and cleaned filter. On AC, replaced filter, flushed drain, and cleaned condenser. All operations checks were good. Topped off a few oz of 410A for subcooling adjustment.

Complaint: No Heat - Fan Won't Come On. Compressor is locked up, need to replace. Customer is aware and would like a quote on new compressor before it gets hot. 4/18/23 returned and replaced compressor, installed filter drier, new capacitor, pressure tested system, no leaks, evacuated to 500 micron vacuum, recharged with r22, tested operation, system is cooling great
