Tenant had concerns about system running constantly. Upon arrival found dirty filter, condenser coil, and weak capacitor. Replaced capacitor, cleaned coil, and removed filter to check system operation. Pressures did not seem low but added 2 pounds of refrigerant as current air temperatures were not good. After adding refrigerant air temperatures only improved slightly. Will have a second opinion to see if there’s something we haven’t caught yet. At time of service all coils are clean, no heating elements are stuck on, charge was perfect, and blower motor was performing properly. 7/20/26 Returned and checked system operation. System is pulling air from multiple locations throughout the apartment including behind the thermostat. This negative pressure maybe caused by an issue with the duct work. Need to inspect when we return for repairs. Replaced thermostat due to it being several degrees off correct ambient temperature and sealed hole behind it. Temperature drop is still not normal. No
