Job Locations and Reviews
Both twins had a bad igniter. Replaced igniter and both systems started operating normally. North twin needs a new inducer motor in the near future. Would recommend replacing during next repair trip.
Inspected unit dripping water, drain is clear, pan has no cracks. Installed a trap on the mini split drain that tees into this line, flushed water, ran unit. Will return in two days with a permanent solution, needs to dry. Also, every filter needs to be replaced Returned and installed emergency pan with wet switch flood shut off. Everything is draining, we will return next week to do maintenance 5/30/2023 returned and washed all 8 condensers, flushed and vacuumed drains. 2 units on backside had thermostat wires cut from weed whackers, fixed both lines. Added 2 lbs r22 to northeast office unit B, 2 lbs r22 to southeast office unit A, 1 lb r22 to northeast office unit A. All units are running normally, no dripping water, checked on that issue, looked great, filters are changed. Summer maintenance is complete.
No heat, mineral dept is staying cold. Found SSU box with switch turned off, turned on, tested furnace, it’s running fine. Changed filters on lobby and mineral dept furnaces. The thermostat for the unit is in the lobby, mineral dept is dependent on the temperature in the lobby for heating and cooling. Unit running fine, made sure all the other furnaces started while I was here. All started, would recommend a one time check up on the furnaces this year.
No AC found one unit (NW)with a broken thermostat wire, repaired, unit is cooling. Found SE unit with a blower door off in the attic pulling in 140 degree air. Same unit had a clogged drain at the pan. Cut drain line, cleaned pan and blockage, left clean out for future maintenance. Water is still dripping from the Sheetrock being wet but the source is fixed, just needs to dry out
No ac added 2 lbs r22 to southwest unit B, replaced bad fan capacitor on northwest unit A, cleaned out all drains. Mitsubishi in server room needed program set, tested unit, cooled room from 75 to 73 in minutes
Replaced compressor on SW1 unit, pressure tested, evacuated, added 8 lbs r22, system is cooling. Replaced condenser fan motor on S1 unit. Replaced filters for all systems. Checked charge, washed condensers and inspected all electrical on SW, NW and E units. Replaced capacitor on SW1 unit. Added 3 lb r22 to S2, 4lb r22 to S1.
